We will use alkaline or acidic cleaning agent depending on the condition of the tile and whether the tile needs a deep clean or a restorative clean. Our truck-mounted cleaning machines utilize high pressure and steam to safely deep clean your tile removing all the stains and soiled areas. After cleaning we will seal the tile with a professional solvent-based clear grout sealer. Solvent-based sealers are much more durable than water-based sealers. We can also color seal the grout if needed with an acrylic-based sealer. We will need to test the tile before cleaning. If the tile has a wax or floor finish this will need to be stripped off. Another scenario we have encountered is tile that has had polyurethane applied which needed to be stripped off using specialty cleaning agents. Stripping the floor will add additional steps and the cost will be higher. The most common reason that grout becomes dirty is the homeowner uses the wrong cleaning agent and/or the grout is not properly sealed. You do not want to use vinegar, bleach, ammonia, pine sol, Mr. Clean, or any other strong cleaner. We recommend using a residue-free neutral ph floor cleaner after professional cleaning.
